The Construction Phase of the design process is where I pull the project together. The floor plans are completely dimensioned. All the critical bearing points are indicated on each plan and carried through to the foundation. I locate all the required beams; specify the floor joist size and direction. All the important information required by your local building officials is noted on your set of drawings.
Detailed sections are provided to explain to the contractor how I intended the home to be constructed. This information is critical for the contractor and suppliers to provide proper estimates that help control project costs and provide a clear understanding how your house is to be built.
My typical Construction Documents consist of:
1) All Floor Plans are drawn to ¼” scale. Beams and Girder trusses locations are indicated, with bearing points properly carried through to the foundation.
2) Foundation plans are drawn to ¼” scale, concrete walls, pads and footing’s are indicated.
3) All Elevations are drawn to ¼” scale, detailed and materials indicated.
4) Sections are drawn to 3/8” scale, detailed and materials indicated.
